This is a HUD Section 8 Multi-Family Subsidized property managed by the Big Island Housing Foundation. Approved tenants typically pay ~30% of their adjusted income toward rent, and the subsidy covers the rest.

1. Screening & 2026 HUD Income Limits (50% AMI)
Applicants must pass thorough screening including income/asset verification, housing history (landlord references and eviction checks), and criminal backgrounds. Mandated federal income recertification audits are required at least annually.

• 1-Person: Max $42,350
• 2-Person: Max $48,400
• 3-Person: Max $54,450
• 4-Person: Max $60,500
• 5-Person: Max $65,350

2. Property Occupancy Standards (2 people per BR + 1)
• 1-BR / 1-Bath: Maximum capacity of 3 people.
• 2-BR / 1-Bath: Maximum capacity of 5 people.
